Submission doesn't obligate you to sell, and it doesn't automatically mean an offer will be made. We review the property first, then reach out to discuss next steps.
We reach out to discuss the property
Using your preferred contact method, we'll get in touch to ask follow-up questions and, if it makes sense, arrange a walkthrough. For some properties this is a quick conversation; for others a brief in-person visit helps us evaluate condition accurately.
We'll never pressure you. The goal is to understand the property well enough to discuss an offer honestly, and to answer your questions about the process.
We discuss an offer (if the property fits)
If the property is one we can work with, we'll discuss an offer based on our review. The offer reflects the property's location, condition, comparable sales, features, and transaction considerations. It's not an appraisal, and it depends on title review and agreed contract terms.
We'll explain the offer clearly — the price, any terms, and a potential timeline — so you can compare it against your other options.
You decide, on your timeline
There's no obligation to accept. You can take the offer to family, compare it with a listing, or simply use it as information. If it's not right, that's okay — requesting it cost you nothing.
If you do choose to move forward, we coordinate closing and title work, and we handle the property in its agreed condition. Throughout, the decision stays yours.
